Refurbishment at RBAI, Belfast
The restoration of the listed North and Soane Buildings and works to the art department at RBAI (‘Inst’) entailed working inside the fully operational school.
Works include refurbishment and reroofing works to the art department, heating installation, work to the main (Soane) building, reslating and roofwork to the north building and external brickwork repointing and repair.
The north building was scaffolded, mortar raked out and repointed. The existing stonework was inspected and replaced where necessary. New leadwork was installed to the parapet gutters and a fall arrest system installed. An external staircase was removed, internal access to the roof provided and external windows repainted.
The roof to the art department was refurbished with new structural steelwork, new roof lights and new roof covering. Internally, five classrooms were thermally upgraded with new wall, floor and ceiling finishes and new mechanical and electrical services.
Our Site Manager liaised closely with the headmistress and school staff to plan the works to minimize their impact on the school. We stopped all noisy work at exam times and for school events.
The project was phased to ensure that the highest risk and highest impact works were completed over the school holiday period.
The roof works undertaken to the Art department were located on the floor above operational teaching areas. We fast tracked these works for completion during phase 1 (the summer holiday period).
The site was very restricted with limited access and space for delivery and material storage. In addition, the adjacent building (the old ‘tech’) was being refurbished at the same time. We operated a traffic management and delivery plan, and coordinated with the Site Manager of the adjacent site. This ensured that deliveries were controlled, lorries did not queue for access on the busy city centre streets and that cranes used on both sites were designed to operate safely together.
